Advice You Can Trust
Our experienced technicians take the time to understand your specific needs before recommending a customised solution that suits your home, system and requirements.

A small, steep suburb on an exposed headland, with architect homes, a lot of glass and streets that make access half the job. Tamarama is a specialist install. Epic Air Group covers repairs, installation and replacement across 2026.

Tamarama is a handful of steep streets dropping to a small beach, with modern architect designed homes, extensive glazing and clifftop exposure to wind and salt.
Two things decide the job here: how much heat is coming through the glass, and how equipment physically gets to the property. We assess both before quoting rather than discovering them on installation day.

When an air conditioner stops cooling in Tamarama, the cause is usually one of about eight things. In this suburb, though, the more common conversation is not about a fault at all. It is about a system that was never going to cope with the amount of glass it was asked to work against.
Tamarama housing is largely modern or heavily renovated, and the design language is consistent: open plan living, high ceilings and as much glazing as the site will allow, oriented at the water. It is the right way to build here and it makes air conditioning considerably harder.
Large areas of east and north facing glass take a full solar load from early morning. In a room with twenty square metres of glazing, that glass can be contributing more heat than everything else combined, and a system sized off floor area will never hold setpoint on a clear February day.
So we calculate the load off glazing area, orientation, glass specification and any external shading rather than off the plan. We will also tell you when the glass is the real problem. External shading, a glass upgrade or applied film does far more than adding capacity, and we would rather say that than sell equipment that still cannot win. Internal blinds help less than people expect, because by then the heat is already inside.
This is one of the most exposed pockets in the eastern suburbs. Open ocean on one side, a narrow headland, and very little between the water and your outdoor unit.
Salt is on the coil continuously and corrodes the fins from the inside out. Wind adds a second problem that owners rarely connect to performance: strong gusts can blow a condenser's own discharge back across the coil, which raises head pressure and costs capacity on exactly the days you need it, and sustained vibration works on the mounts over time.
We specify coastal grade equipment as standard here, coated or blue fin coils, corrosion resistant cabinets, stainless fixings and brackets, and we pay as much attention to orientation and shelter as to the unit itself. A condenser tucked behind a screen wall out of the prevailing wind will outperform and outlast an identical unit sitting exposed.
The streets here are steep and narrow, parking is limited, and a lot of houses sit well below or above the road with stairs as the only route in. Some properties have no realistic vehicle access to the plant position at all.
That changes a quote honestly rather than secretly. We look at how equipment gets in and out before pricing, allow for carrying and protection of finishes on the way through, and on difficult sites we sometimes recommend a different equipment configuration simply because it can be installed and, more importantly, serviced and eventually replaced without a major exercise each time.
Our air con technicians run the same sequence every time. Measured airflow across the indoor coil, refrigerant pressures and superheat, electrical draw on the compressor and fan motors, condensate drainage, and the control signal between head unit and outdoor unit. About an hour on a split, longer on ducted.
What we do not do is top up gas and leave. Refrigerant does not get used up. If a reverse cycle air conditioner is low on charge there is a leak, and topping it up without finding that leak is money you spend again next summer.
We carry common parts on the van, so most air conditioning repairs in Tamarama are finished on the first visit. Where a part has to be ordered, you get the price and the lead time before we leave.
Most homes here have the ceiling space and the budget for ducted air conditioning, which is usually the right answer: concealed, zoned, with only grilles visible, and nothing on the walls to interrupt an architectural interior.
Zoning matters more than usual in these houses. An open plan living area with a water aspect and a bank of bedrooms on the sheltered side are two very different loads, and dividing zones evenly guarantees that one half is always wrong. We set zones off the load calculation.
Where raked ceilings or a loft have taken the roof void, which is common in this architecture, a multi head split system gives the same room by room control without ceiling works, and modern slimline indoor units suit a contemporary interior better than owners expect.
The honest answer depends on three numbers.
Age. Most residential air conditioning units run 10 to 15 years in Sydney conditions, and realistically 8 to 12 on an exposed headland unless they were specified for it.
Repair cost against replacement. Once a quote passes roughly half the cost of a new air conditioning system, replacement usually wins on a five year view, because an inverter unit uses noticeably less power than a fixed speed unit from 2012.
Refrigerant type. Systems running R22 cannot be legally recharged with that gas any more, so an R22 unit with a leak is a replacement whichever way you look at it.
On a difficult access site there is a fourth consideration. The labour to bring a unit in and out is a genuine cost, and it usually tips a marginal decision towards replacing once rather than repairing twice.
Blocks here are tight and often stepped, so an outdoor unit can sit level with a neighbour's window rather than below it, and hard surfaces on a slope reflect sound rather than absorbing it.
Council limits apply at the boundary at night and in this terrain that is a genuine design constraint. We select on night time sound rating, position the unit with the slope and the prevailing wind in mind, and fit anti vibration mounts as standard rather than as an upsell.
Most emergency air con repairs we attend were avoidable, and in this exposure a yearly service is doing more work than the same visit a few kilometres inland. On a difficult access property it is also the cheapest possible way to avoid an emergency visit, because an unplanned call out here is never a quick one.
A proper air conditioning service means cleaning filters, chemically cleaning coils where needed, clearing and treating the condensate drain, checking refrigerant charge against design, testing electrical connections and current draw, and verifying the system holds setpoint under load. Here we also wash salt out of the condenser, apply protective treatment and inspect every bracket, mount and fastener.
It is why a lot of our work here comes from architects, builders and repeat customers rather than advertising. See the standard of it in our projects.
We supply and service Daikin air conditioners along with Mitsubishi Electric, Fujitsu, Samsung, ActronAir and Panasonic, and repair all makes and models including units we did not install. On a headland like this the coil coating, the cabinet and the grade of the fixings decide the outcome, and the badge matters far less than where the unit sits and what it is made of.
My living room has a huge window and never gets properly cool. Is the system undersized?
Possibly, but check the glass first. A large unshaded east or north facing window can contribute more heat than everything else in the room. We calculate it and tell you honestly whether the fix is capacity or shading.
The unit struggles on windy days. Is that normal?
Common here and fixable. Strong wind can blow discharge air back across the condenser coil, which raises head pressure and costs capacity. Reorienting or sheltering the unit usually solves it.
Why do units corrode so quickly?
Headland exposure with constant salt. Standard equipment is not specified for it. Coastal grade coils and fixings plus a wash down at every service make a substantial difference to service life.
My house has stairs and no driveway. Does that matter?
Yes, and we would rather price it honestly up front. Access affects installation, servicing and eventual replacement, and sometimes it changes which configuration we recommend.
Call Epic Air Group on 02 9898 9779 or request a quote online. Tell us the make and model, what the unit is doing and roughly how we get to it, so we arrive with the right technician and the right equipment.
Building or renovating? Send the plans and the glazing schedule. We will do a proper room by room load calculation and tell you what the house genuinely needs, including when the honest answer is to fix the glass rather than add capacity.
