Advice You Can Trust
Our experienced technicians take the time to understand your specific needs before recommending a customised solution that suits your home, system and requirements.

Heritage terraces stepped down a sandstone ridge, narrow streets, and wind and salt off the harbour. Millers Point makes an air conditioning install a planning job before it is a trade job. Epic Air Group covers repairs, installation and replacement across 2000.

Millers Point is mostly heritage listed terraces and cottages on steep, narrow streets, with small rear yards and strict controls on anything visible from the public domain.
That combination decides the job. Where the outdoor unit can legally sit, how we get equipment to it, and how quiet it has to run at the boundary all get settled before we quote. We also allow for the salt load this close to the water.

When an air conditioner stops cooling in Millers Point, the cause is usually one of about eight things. What makes this pocket different is that the repair is rarely the hard part. Getting a technician, a ladder and a replacement unit to the plant is.
Millers Point runs down a sandstone ridge from Observatory Hill to the water. Streets are narrow, many have no off street parking, and some addresses are reached by stairs rather than by a vehicle. Terraces step down the slope, so a rear yard can sit a full storey below or above the street.
That matters more than people expect. A condenser swap that takes two hours in a flat suburb can take most of a day here once you account for access, carrying gear and protecting a heritage stair on the way through. We quote on what the job actually involves rather than a standard rate, and we tell you up front when access is the expensive part rather than the equipment.
Nearly all of Millers Point sits in a heritage conservation area, and a great many individual buildings are listed in their own right. In practice that rules out a condenser visible from the street, anything fixed to an original sandstone or face brick elevation, and new penetrations through heritage fabric.
So the first visit is about positions. Rear yards, light wells, below a parapet where the unit cannot be seen from the footpath, and occasionally a roof position with a properly flashed and reversible mount. Where nothing compliant exists we say so early rather than quoting a job that will not get approved. We also write up what an approval needs: sound ratings, mounting method, pipe routes and how reversible the work is.
Our air con technicians run the same sequence every time. Measured airflow across the indoor coil, refrigerant pressures and superheat, electrical draw on the compressor and fan motors, condensate drainage, and the control signal between head unit and outdoor unit. About an hour on a split, longer on ducted.
What we do not do is top up gas and leave. Refrigerant does not get used up. If a reverse cycle air conditioner is low on charge there is a leak, and topping it up without finding that leak is money you spend again next summer.
We carry common parts on the van, so most air conditioning repairs in Millers Point are finished on the first visit. Where a part has to be ordered, you get the price and the lead time before we leave.
The honest answer depends on three numbers.
Age. Most residential air conditioning units run 10 to 15 years in Sydney conditions, and closer to 8 to 12 this near to salt water. Past that, chasing a major component is rarely worth it.
Repair cost against replacement. Once a quote passes roughly half the cost of a new air conditioning system, replacement usually wins on a five year view, because an inverter unit uses noticeably less power than a fixed speed unit from 2012.
Refrigerant type. Systems running R22 cannot be legally recharged with that gas any more, so an R22 unit with a leak is a replacement whichever way you look at it.
There is a fourth consideration here that does not apply elsewhere. If access is difficult, the labour to get a unit in and out is a real cost, and it usually tips a marginal decision towards replacing once rather than repairing twice.
Terraces need a plan before anybody drills. The usual constraints are a roof cavity too shallow for ducting, heritage controls that rule out anything visible from the street, solid masonry party walls you cannot core through casually, and a neighbour's window a couple of metres from the only logical outdoor position.
In most of these houses the answer is a multi head split system, one outdoor unit in the rear yard or on a concealed bracket serving three or four indoor heads. Each room gets its own control, so you are not conditioning an empty bedroom to cool the living room.
Where there is a usable roof void, which happens in some of the larger terraces, ducted air conditioning gives a cleaner result with only the return air grille and outlets visible. We size ducted systems off the actual heat load of each room, not floor area, and zone them so bedrooms can run overnight without the ground floor running too.
Noise is a genuine constraint, not a formality. Yards are small, walls are hard and close, and sound carries down the slope. We select on night time sound rating, keep within council limits at the boundary and fit anti vibration mounts as standard rather than as an upsell.
These houses are solid brick and sandstone, mostly without cavity or insulation. That mass takes a long time to warm and just as long to release, so upstairs rooms stay warm hours after sunset and the system is still working when the outdoor temperature has already dropped.
The practical consequences are simple. Sizing off floor area alone underestimates the load in a west facing upper room and overestimates it in a shaded ground floor one. And running a system on a timer to pre cool a bedroom before you go up works far better in a masonry house than trying to drop the temperature quickly at bedtime. We set the controls to suit the building rather than leaving you to work it out.
There are apartment buildings and converted warehouses here as well as houses, and those come with their own process. Most require written strata approval before any penetration of common property, plus the installer's licence and certificate of currency, and often a nominated condenser position.
We handle that and work to approved access hours. For the newer Class 2 buildings nearby towards Barangaroo we also do rectification work where the base build system was never commissioned properly, which usually presents as one room that never reaches setpoint.
The commercial side here is pubs, small offices in converted buildings and a handful of shops, all of them in heritage shells. A pub kitchen needs make up air matched to the canopy or the bar goes negative and the doors become hard work. A small office in an old building usually needs a supplementary system because there is no base building plant to speak of.
We do commercial air conditioning installation, commercial repairs and planned maintenance across the city, with in house mechanical engineers for design work when a project needs drawings rather than a product recommendation, and installation scheduled outside trading hours.
Most emergency air con repairs we attend were avoidable, and in a salt air location a yearly service is doing more work than the same service two suburbs inland.
A proper air conditioning service means cleaning filters, chemically cleaning coils where needed, clearing and treating the condensate drain, checking refrigerant charge against design, testing electrical connections and current draw, and verifying the system holds setpoint under load. Here we also wash salt out of the condenser and check the cabinet, mounts and fixings for corrosion, because a bracket failing on a wall mounted unit above a narrow street is not a small problem.
If you want to service your air conditioner less often, wash the indoor filters every couple of months through summer. Five minutes, and it is the difference between a system that limps and one that performs.
It is why a lot of our work in this pocket comes from neighbours and repeat customers rather than advertising. See the standard of it in our projects.
We supply and service Daikin air conditioners along with Mitsubishi Electric, Fujitsu, Samsung, ActronAir and Panasonic, and repair all makes and models including units we did not install. Here we lean towards coastal grade coils and quieter outdoor units, because corrosion and noise are the two things that end a system early in this suburb.
Can I put air conditioning in a heritage listed terrace?
Usually yes. The indoor side is rarely the issue. The constraint is the outdoor unit position and making sure the installation is reversible and not visible from the public domain. We work that out first and tell you what is achievable before you spend anything.
My house has no rear lane access. Is that a problem?
Not a dealbreaker, but it changes the plan and the price. We look at how equipment gets in and out, protect the route on the way through, and sometimes use a smaller outdoor unit than a vehicle accessible site would get.
Does salt air really shorten the life of an air conditioner?
Yes, noticeably. A standard condenser this close to the harbour can corrode years earlier than the same unit in the inner west. Coastal grade coils and a yearly wash down are what close the gap.
Will the neighbours hear it?
Not if it is selected and mounted properly. Council limits apply at the boundary at night, and in a terrace yard on a slope that is a real constraint. We pick equipment on its sound rating and mount it to keep vibration out of the wall.
