Advice You Can Trust
Our experienced technicians take the time to understand your specific needs before recommending a customised solution that suits your home, system and requirements.

A convention centre, hotels and a waterfront full of restaurants, all running at event scale and all taking salt off the water. Darling Harbour is commercial air conditioning at its most demanding. Epic Air Group covers repairs, installation and replacement across 2000.

Darling Harbour is venues, hotels and hospitality rather than housing, so the loads here are large, spiky and tied to an event calendar rather than to office hours.
Add a waterfront location and constant salt exposure, and plant in this precinct needs both a maintenance schedule and corrosion resistant specification. We handle both, and we work around event bump in and bump out.

When an air conditioner stops cooling at Darling Harbour, the cause is usually one of about eight things. What is unusual here is the consequence. A failure in this precinct normally lands on an event, a full hotel or a Saturday night service, which is why response time matters as much as diagnosis.
Most of Sydney conditions buildings for a reasonably steady occupancy. Darling Harbour does not. A function space goes from empty to capacity in twenty minutes and back again. An exhibition hall is a warehouse one week and full of people and equipment the next. A waterfront restaurant does nothing at 4pm and everything at 7.
Systems designed around an average will never hold temperature at peak. We size off peak occupancy, lighting and equipment load, we check that outside air provision scales with it, and we set controls to pre condition a space before doors open rather than chasing the load once the room is full. Chasing is always the expensive option, because the equipment runs flat out and still loses.
The hotel stock here mostly runs fan coil units in guest rooms off central plant. They are reliable until they are not, and when they fail the complaint arrives through the front desk at 11pm rather than through facilities at 9am.
The recurring issues are filters nobody washes, condensate trays that block and leak into the room below, and fan motors that get noisy long before they fail. All three are maintenance items, and all three generate guest complaints that cost more than the service would have. We work room by room on a rolling schedule, between check out and check in, which is the only window that actually exists in a hotel.
Our air con technicians run the same sequence every time. Measured airflow across the indoor coil, refrigerant pressures and superheat, electrical draw on the compressor and fan motors, condensate drainage, and the control signal between head unit and outdoor unit. About an hour on a split, longer on ducted or a fan coil.
What we do not do is top up gas and leave. Refrigerant does not get used up. If a reverse cycle air conditioner is low on charge there is a leak, and topping it up without finding that leak is money you spend again next summer.
We carry common parts on the van, so most commercial repairs at Darling Harbour are finished on the first visit. Where a part has to be ordered, you get the price and the lead time before we leave.
This is the single most common design fault we find along the waterfront. A kitchen canopy pulls a large volume of air out of the tenancy. If the same volume is not supplied back as tempered make up air, the tenancy goes negative. The symptoms are familiar: entry doors that are hard to open, a draught across the dining room, kitchen smells in the front of house, and an air conditioning system that gets blamed for all of it.
The fix is a balanced system, not a bigger air conditioner. We do kitchen exhaust, make up air and ventilation to code, and we commission the whole thing as one system. On an exposed waterfront we also account for wind pressure on the facade, which is why a design that works in an inland strip shopping centre does not work here.
Plant in this precinct sits metres from open water. Salt settles on condenser coils, sits in the fins and eats the aluminium, and wind driven spray accelerates it on anything exposed. A standard coil here can lose a noticeable share of its rated capacity within a few summers, and brackets and cabinets go the same way.
So we specify coastal grade equipment: coated or blue fin coils, corrosion resistant cabinets, stainless fixings and brackets. On existing plant, a coil wash and protective treatment at every service buys real time, and we report on cabinet and bracket condition so a replacement is a planned capital item rather than a Friday night emergency.
Access here runs on an event calendar. Loading docks, service corridors and lifts are booked out around bump in and bump out, venues have their own induction and permit requirements, and there are days when getting a ladder through a public concourse simply is not happening.
We plan for that. Inductions and permits go in before the job, works are scheduled against the venue calendar rather than against our own, and anything noisy or dusty happens overnight. For larger projects our in house mechanical engineers produce the design work and drawings that venue and building management will ask for before approving anything.
There is commercial office space and residential stock on the fringes of the harbour. Offices follow the usual city pattern, where comms rooms and boardrooms outgrow the base building system and need a dedicated split system on its own circuit. Apartments need written strata approval before any penetration of common property, plus the installer's licence and certificate of currency, and a nominated condenser position. For Class 2 buildings we also do rectification work where the base build system was never commissioned properly. Where outdoor positions are limited, a multi head split system is usually the way through.
Most emergency air con repairs we attend were avoidable, and in a venue or a hotel an avoidable failure is not an inconvenience, it is a refund, a bad review or a cancelled booking.
A proper air conditioning service means cleaning filters, chemically cleaning coils where needed, clearing and treating the condensate drain, checking refrigerant charge against design, testing electrical connections and current draw, and verifying the system holds setpoint under load. Waterfront sites get the condenser washed down and fixings checked for corrosion. Food tenancies get coil cleaning more often. Every commercial site gets a written condition report for each air conditioning unit, which is what you need at budget time.
It is why a lot of our work in this precinct comes from venue and facilities teams rather than advertising. See the standard of it in our projects.
We supply and service Daikin air conditioners along with Mitsubishi Electric, Fujitsu, Samsung, ActronAir and Panasonic, and repair all makes and models including units we did not install. On this waterfront, corrosion resistance and serviceability matter more than badge, because equipment that is awkward to clean does not get cleaned and equipment that is not coastal rated does not last.
Our restaurant doors are hard to open and the room is draughty. Is that the air conditioning?
Usually it is the exhaust, not the air conditioning. If the kitchen canopy pulls more air out than the make up air supplies back, the tenancy goes negative and that is exactly how it feels. We measure both and rebalance rather than selling you more cooling.
The venue is fine until the room fills, then it loses temperature. Why?
Occupancy. People are a heat load and a system sized on area will not hold a full room. The fix is capacity matched to peak occupancy plus a pre cool strategy before doors open.
Does salt air really shorten the life of an air conditioner?
Yes, significantly on this waterfront. A standard condenser here can corrode years earlier than the same unit a few suburbs west. Coastal grade coils and a wash down at every service are what close the gap.
Can you work around our event calendar?
Yes, that is the normal way we work here. Inductions and permits go in ahead of time and the noisy work is scheduled overnight or between events.
