Advice You Can Trust
Our experienced technicians take the time to understand your specific needs before recommending a customised solution that suits your home, system and requirements.

Art deco walk-ups, holiday lets and a suburb that doubles in population over summer. Bondi runs its air conditioning hardest in the exact weeks it cannot afford a failure. Epic Air Group covers repairs, installation and replacement across 2026, with a 24/7 call out.

Bondi is apartment blocks more than houses, a lot of it interwar and post-war stock with small balconies, shared light wells and strata rules on anything visible from the street.
Add salt, sand and a population that swells every summer, and equipment here gets worked hard in a corrosive environment. We specify for the exposure and service before the season rather than during it.

When an air conditioner stops cooling in Bondi, the cause is usually one of about eight things. What is different here is timing. Almost every failure we attend in this suburb happens in the same six weeks, because that is when the equipment, the buildings and the occupancy are all under maximum load at once.
Bondi sits directly on open ocean, and the exposure is harsher than most of the harbourside east. Salt settles on condenser coils and corrodes the aluminium fins from the inside out. Fine sand carried on the southerly packs into the fin pack and restricts airflow, and it is abrasive on fan bearings in a way salt alone is not.
The combination means a standard condenser here can lose a noticeable share of its rated capacity in a handful of summers, and the brackets, cabinet and fasteners corrode alongside it. We specify coastal grade equipment as the default rather than as an upgrade: coated or blue fin coils, corrosion resistant cabinets, stainless fixings and brackets. The premium is modest and the difference in service life is years.
Much of Bondi is interwar and post-war walk-up flats: solid brick, three storeys, no lift, small balconies and a light well at the rear. Those buildings were designed decades before anyone thought about outdoor units, and it shows.
The common problem is clearance. Condensers get stacked into a shared light well or crowded onto a small balcony, where they recirculate their own warm discharge and each other's. Four units in one light well can all be running correctly and all underperforming. We look at the whole shaft rather than just your unit, because the fix is often about position and airflow rather than equipment.
Work in these buildings needs written strata approval before any penetration of common property, plus the installer's licence and certificate of currency, and usually a nominated position. We handle that. Where compliant outdoor space is scarce, a multi head split system running several indoor heads off one outdoor unit is normally the way through.
A large share of Bondi housing is let, much of it short term. That produces a specific maintenance gap. Nobody staying for a week washes a filter, and an owner who lives elsewhere has no way of knowing the system is struggling until a guest complains in January.
For owners and managers of multiple properties we set up a scheduled service in spring, before the season rather than during it, with a written condition report for each property. It costs less than one emergency call out at peak, and in a short stay property a failed air conditioner on a 38 degree weekend is a refund and a review, not just a repair.
Our air con technicians run the same sequence every time. Measured airflow across the indoor coil, refrigerant pressures and superheat, electrical draw on the compressor and fan motors, condensate drainage, and the control signal between head unit and outdoor unit. About an hour on a split, longer on ducted.
What we do not do is top up gas and leave. Refrigerant does not get used up. If a reverse cycle air conditioner is low on charge there is a leak, and topping it up without finding that leak is money you spend again next summer.
We carry common parts on the van, so most air conditioning repairs in Bondi are finished on the first visit. Where a part has to be ordered, you get the price and the lead time before we leave.
The honest answer depends on three numbers.
Age. Most residential air conditioning units run 10 to 15 years in Sydney conditions, and realistically 8 to 12 this close to open surf unless they were specified for the exposure.
Repair cost against replacement. Once a quote passes roughly half the cost of a new air conditioning system, replacement usually wins on a five year view, because an inverter unit uses noticeably less power than a fixed speed unit from 2012.
Refrigerant type. Systems running R22 cannot be legally recharged with that gas any more, so an R22 unit with a leak is a replacement whichever way you look at it.
There is a fourth question specific to the coast. If the coil is corroded rather than dirty, cleaning will not bring the capacity back. We will tell you which one you have rather than selling a clean that cannot help.
Away from the flats, Bondi has semis, cottages and a steady stream of renovations and knockdown rebuilds. Those are the jobs where getting it right at design stage pays off, because a renovation is the one chance to put ducting in properly.
Where a usable roof void exists, ducted air conditioning gives the cleanest result, with only the return air grille and outlets visible, zoned so bedrooms can run overnight without the living areas running too. We size off the actual heat load of each room rather than floor area, which matters here because north and east facing glass with an ocean aspect carries a much larger load than the plan suggests. Where ducting will not fit, a multi head system gives the same room by room control without ceiling works.
The commercial strip trades through the peak alongside everyone else, with open frontages, high occupancy and kitchens. A cafe needs make up air matched to its canopy or the room goes negative and the door becomes hard work. A shop with an open frontage needs an air curtain and capacity sized for that opening rather than the floor area. A gym has a very high occupancy load and needs serious outside air provision, not just cooling.
We do commercial air conditioning installation, commercial repairs and planned maintenance, including ventilation and kitchen exhaust to code, with in house mechanical engineers for design work when a fitout needs drawings. Works are scheduled outside trading hours, because nobody closes a Bondi cafe in summer.
Most emergency air con repairs we attend were avoidable, and in a coastal suburb a yearly service is doing considerably more work than the same visit inland.
A proper air conditioning service means cleaning filters, chemically cleaning coils where needed, clearing and treating the condensate drain, checking refrigerant charge against design, testing electrical connections and current draw, and verifying the system holds setpoint under load. Here we also wash salt and sand out of the condenser, apply protective treatment and check the cabinet, brackets and fixings for corrosion. Commercial sites get a written condition report for each air conditioning unit.
Book it in early spring. A fault found in October is a scheduled repair. The same fault found in January is an emergency at the worst possible time.
It is why a lot of our Bondi work comes from neighbours, strata committees and repeat customers rather than advertising. See the standard of it in our projects.
We supply and service Daikin air conditioners along with Mitsubishi Electric, Fujitsu, Samsung, ActronAir and Panasonic, and repair all makes and models including units we did not install. On this coastline the coil coating and the grade of the fixings matter more than the badge, because that is what decides whether a system reaches twelve years or six.
Why do air conditioners corrode so fast here?
Open ocean exposure. Salt is on the coil continuously, and wind driven sand gets into the fins as well. Standard equipment is not specified for it. Coastal grade coils and a wash down at every service are what change the outcome.
My flat is in an old walk-up with no balcony. Can I get air conditioning?
Usually yes. The outdoor unit position is the building's decision, and most blocks have a light well, a roof position or a wall bracket that can be approved. We find out what is permitted before quoting, and we check the clearance so it will actually perform.
I rent the place out. When should it be serviced?
Spring, every year, before the season. Between tenancies is ideal because access is easy. It is the single best way to avoid an emergency call out during the weeks you are fully booked.
Will the unit annoy the neighbours?
Not if it is selected and mounted properly. In a walk-up with a shared light well, noise and clearance are both genuine design constraints. We pick equipment on its sound rating and mount it to keep vibration out of the structure.
