Advice You Can Trust
Our experienced technicians take the time to understand your specific needs before recommending a customised solution that suits your home, system and requirements.

A brand new precinct on an exposed headland, with central plant, energy rating targets and salt blowing straight in off the harbour. Epic Air Group covers air conditioning repairs, installation and replacement across Barangaroo 2000, with after hours access and a 24/7 call out.

Barangaroo is almost entirely new build: premium office towers, residential buildings and a hotel precinct, nearly all running central plant with energy performance targets attached to them.
That means most problems here are commissioning, control or tenancy load issues rather than failed equipment. We measure before we quote, and we work to building inductions, permits and approved after hours windows.

When an air conditioner stops cooling in Barangaroo, the cause is usually one of about eight things. The difference here is the age of the stock. Almost nothing in this precinct is old, so a fault is far more likely to be a control setting, a commissioning problem or a load the fitout has outgrown than a worn out compressor.
Barangaroo was built in one go on reclaimed land, which makes it unusual in Sydney. The towers, the residential buildings and the hotel stock all run modern central plant: chilled water, air handling units, VAV boxes or fan coil units, with a building management system sitting over the top of them.
So when a floor or an apartment is uncomfortable, the first job is not to sell equipment. It is to find out whether the base building is delivering what it was designed to deliver. We take measured air off the diffuser, air on at the return, static pressure and the actual heat load in the room, then compare that against the design intent. A surprising share of complaints here come back as a control setting, a damper that never got balanced, or a sensor reading the wrong thing.
The buildings in this precinct carry energy performance ratings, and those ratings are commercial assets that owners and tenants care about. That changes the brief. Throwing capacity at a warm room is not an acceptable answer when the building is being measured on energy use per square metre.
We size supplementary equipment to the actual load rather than rounding up, specify inverter systems, and set controls so a unit is not fighting the base building system in the same space. Two systems working against each other in one room is one of the more expensive faults we find, and it never shows up as an equipment failure. It shows up as a power bill.
Our air con technicians run the same sequence every time. Measured airflow across the indoor coil, refrigerant pressures and superheat, electrical draw on the compressor and fan motors, condensate drainage, and the control signal between head unit and outdoor unit. About an hour on a split, longer on ducted or a fan coil.
What we do not do is top up gas and leave. Refrigerant does not get used up. If a reverse cycle air conditioner is low on charge there is a leak, and topping it up without finding that leak is money you spend again next summer.
We carry common parts on the van, so most air conditioning repairs at Barangaroo are finished on the first visit. Where a part has to be ordered, you get the price and the lead time before we leave.
A new building is not a finished building. Mechanical services in recent towers and apartment blocks routinely carry defects through the first few years: zones that never reach setpoint, bedrooms that run cold while the living area runs warm, noise transmitted through poorly isolated plant, and systems signed off on paper rather than on site.
We do independent assessment and Class 2 buildings rectification work, which matters because an owners corporation chasing a builder needs measurements and a written position, not an opinion. Our in house mechanical engineers produce that, and the same design work capability covers remediation drawings where the fix is bigger than a service call.
Office tenancies here change hands and change shape, and the base building system was designed around an assumed occupancy and layout. Put twenty people and three screens into a room designed for eight and the air conditioning is no longer the problem, the brief is.
Server and comms cupboards, boardrooms, wellness and parents rooms and staff kitchens usually need dedicated equipment: a split system or a ceiling cassette on its own circuit, with condensate and a condenser position agreed with building management before anything is ordered. We sort that approval out as part of the job rather than handing you a form.
The residential towers here are premium, tightly managed and almost entirely glass. Any work needs written approval before penetrating common property, the installer's licence and certificate of currency, and a condenser position the building nominates rather than one you pick.
We handle that side of it and work to approved access hours. Where a compliant outdoor position is scarce, a multi head split system running several indoor heads off one outdoor unit is normally the way through, with pipe routes kept inside the apartment rather than crossing a facade. Where a building runs condenser water or a central system, we connect to it properly rather than bolting on something that will fail its first inspection.
Barangaroo sits on a headland with open water on two sides and very little between the harbour and the plant. Salt settles on condenser coils, sits in the fins and eats the aluminium, and wind driven spray accelerates it further on anything mounted high or on an exposed deck.
So we specify coastal grade equipment: coated or blue fin coils, corrosion resistant cabinets, stainless fixings and brackets. It costs a little more up front and it is the difference between a system that lasts twelve years and one that is leaking at six. On existing plant, a coil wash and protective treatment at every service buys real time, and we report on cabinet and bracket corrosion so a failure is budgeted for rather than discovered.
The podium and waterfront tenancies trade hard and trade outdoors, which is a difficult brief. A kitchen needs make up air matched to the canopy or the dining room goes negative and the doors stop working properly. A bar with a glass frontage needs capacity for a full room on a February evening, not for its floor area. A retail tenancy needs the system commissioned before the fitout handover date, not a fortnight after it.
We do commercial air conditioning installation, commercial repairs and planned maintenance across the city, including ventilation and kitchen exhaust to code, with major works scheduled outside trading hours.
Most emergency air con repairs we attend were avoidable, and on an exposed waterfront site a yearly service is doing more work than the same service a few kilometres inland.
A proper air conditioning service means cleaning filters, chemically cleaning coils where needed, clearing and treating the condensate drain, checking refrigerant charge against design, testing electrical connections and current draw, and verifying the system holds setpoint under load. Coastal sites get the condenser washed down and the fixings checked for corrosion. Commercial sites get a written condition report for each air conditioning unit, which is what you need when you are building next year's budget.
If you want to service your air conditioner less often, wash the indoor filters every couple of months through summer. Five minutes, and it is the difference between a system that limps and one that performs.
It is why a lot of our city work comes from building managers, facilities teams and owners corporations rather than advertising. See the standard of it in our projects.
We supply and service Daikin air conditioners along with Mitsubishi Electric, Fujitsu, Samsung, ActronAir and Panasonic, and repair all makes and models including units we did not install. In a building like these, what the base system can integrate with and what management will approve usually narrows the choice well before brand does.
My apartment is new and one room never cools properly. Is that normal?
It is common, and it is usually a defect rather than a fault. Zones that were never balanced at commissioning are one of the most frequent things we find in recent buildings. We measure it and give you a written position you can take to the builder or the owners corporation.
Can I add my own air conditioner to a tenancy or apartment here?
Usually yes, but the condenser position and the connection method are the building's call. We confirm what is permitted before designing anything, so you are not paying for a system that gets knocked back.
Does salt air really shorten the life of an air conditioner?
Yes, noticeably. A standard condenser on an exposed headland can corrode years earlier than the same unit a few suburbs west. Coastal grade coils and a wash down at every service are what close the gap.
Can you work after hours?
Yes, and in most buildings here we have to. Installation, core drilling and brazing are scheduled for evenings and weekends with inductions, permits and lift bookings already in place.
